Before Winter: Roof, Drainage and Exterior Problems Worth Checking

Before planning your next home improvement, take a walk around your property. For GTA homeowners, fall is a useful time to spot maintenance concerns and decide which repairs deserve attention before winter.
Start with a simple question: is water moving away from your home, or finding a way inside?
Follow the Water
Look for overflowing eavestroughs, disconnected downspouts and water collecting beside the foundation. Leaves and debris can interrupt drainage. The Government of Canada recommends checking eavestroughs and downspouts in both fall and spring, and more frequently after severe weather.
Arrange safe cleaning and an assessment if overflow continues. Redirecting water needs to account for your property and neighbouring homes; a quick extension is not a substitute for understanding a recurring drainage problem.

Check the Roof and Exterior
From ground level, note visible roof damage or loose exterior components. Indoors, photograph new ceiling stains and record when they appear. Leave roof access and closer investigation to a qualified professional.
Check whether exterior doors and windows close tightly, and note worn weatherstripping. CMHC’s seasonal maintenance guidance includes these checks alongside roof drainage and ground sloping away from the foundation.
Repair Before You Refresh
If you are considering a finished basement or updated interior, first investigate any active leaks. Replacing paint or flooring without understanding the moisture source can leave the underlying problem unresolved.
Prepare a short list: what you noticed, when it happens and any previous repairs. Photos taken during or after rainfall can help explain the concern.
